The Ink Building occupies the site of a
former printworks in North Kensington. The
scheme of 108 apartments consists of three
distinct blocks, one fronting Barlby Road,
next to the Victorian Pall Mall Deposit, and
two blocks of affordable housing set in an
open courtyard in the southern portion of
the site.
The visually exciting scheme features prominent
freeform curving balconies, intended to echo
‘ribbons in the wind’, affording
the building a sculptural quality and providing
outside living space to each apartment. A
six storey louvred grid creates a layered
façade; timber and glass clad stair
and lift towers punctuate the building and
provide a rhythmic contrast of form and materials.
The affordable housing blocks have their own
distinct character, whilst sharing a similar
palette of materials and details. Most apartments
overlook a courtyard area that has been devised
to be low maintenance and includes bonded
gravel, beach pebbles, boulders, timber benches
and decking arranged with soft planting of
acers, phormiums, cordylines and black bamboo.
All interior layouts make maximum use of
natural light and aspect, with living rooms
mostly open plan. All apartments enjoy outside
space: private gardens for the ground floor
units, balconies and terraces for the units
on the upper floors. Hot water underfloor
heating and programmable lighting offer both
flexibility and energy efficiency. The internal
layouts of the affordable units were designed
in accordance with Family Mosaic Housing Association's
requirements and specification, and the Housing
Corporation's 'Space Design Standards'.
The Ink Building has been designed to achieve
a 'very good' rating under the EcoHomes scheme.
Sustainability credentials include the reuse
of a Brownfield site, the specification of
materials from managed sources (eg FSA certified
timber), high levels of thermal insulation
and the use of highly efficient condensing
boilers. Ongoing maintenance requirements
are minimised through the use of a self-finished
and flexible insulating render, stained external
timber cladding and metal balustrading with
a low maintenance surface finish.
The scheme has been designed in accordance
with Secure by Design standards. The basement
car park area is accessed via electrically
operated security gates and accommodates 95
vehicles. Lifts and stair cores provide direct
access form the car park to the upper levels.
Disabled users are catered for with 10 larger
parking bays. The entrance foyer is manned
24/7 and is accessed via a Video Entry system.
